behind the visible finish. The internal wall and ceiling build-ups were considered from
the start, not added as an afterthought.
Additional acoustic layers, insulation and separated framing are used to help reduce the
everyday transfer of sound between rooms and floors, creating a calmer shared living

We use a consistent application process covering identification, right-to-rent,
references and affordability. We also set clear expectations for respectful shared living.
Licensed HMO safety systems
Our HMO-licensed homes include Grade A fire alarm systems and emergency lighting,
with safety designed into the building rather than treated as an afterthought.
CCTV and exterior lighting
CCTV covering designated communal and exterior areas, together with exterior
lighting, helps residents feel safer arriving home and using shared spaces.
En-suites cleaned as well
Our trusted cleaner looks after every en-suite as well as the communal areas—an
unusually comprehensive service that helps the whole home stay fresh and cared for.
One managed house group
Each home has a WhatsApp group connecting residents, the cleaner and our maintenance
team, with residents’ consent, so questions and practical issues reach the right
people quickly.
A maintenance team that responds
We have a known team of maintenance professionals and aim to attend quickly when a
resident reports a problem.
One inclusive monthly rent
Council tax, gas, electricity, water, broadband and regular cleaning are included
in our advertised shared-home rents.
Outdoor spaces finished properly
Exterior lighting, quality paving and low-maintenance artificial grass create
cleaner, more usable spaces beyond the front door.

Fitted for everyday life—not just the photographs.
Every room is furnished with a high-quality modern bed and furniture, useful storage and
a proper workspace. Beds include under-bed storage so residents can keep the room
organised without giving up valuable floor space.
Roman blinds are colour-matched to the wall scheme. Every bedroom also has a Samsung or
LG television—42 or 55 inches depending on the room size—with a hard-wired Ethernet
connection for more reliable streaming.
